Request Your California Rate Quote

We do not publish rate tables. A mortgage rate depends on your credit profile, down payment, loan amount, property type, occupancy and county — and in California, where county loan limits range from $832,750 to $1,249,125, a single advertised number would be wrong for most people reading it. Send us your details and we will quote your actual scenario.

We are licensed in Colorado and California only. If your property is in another state we are not able to take your application.

What Happens After You Submit

  • We review your scenario — property location, loan purpose and how your income is structured
  • We come back with real numbers — rate, payment and program options for your specific file
  • You get a pre-approval letter — typically within 24 to 48 hours, ready to attach to an offer

Why a Pre-Approval Matters in California

In competitive California markets, an offer without a pre-approval letter is frequently not considered at all. Beyond credibility with a seller, pre-approval tells you which county loan limit applies to your purchase and whether you are looking at conforming, high-balance or jumbo financing — which changes your payment more than a quarter-point of rate ever will.

California Pre-Approval FAQ

How long does California pre-approval take?

Once we have your information and documentation, most California pre-approvals are issued within 24 to 48 hours. Complex files — self-employed income, multiple properties, or entity-held assets — can take longer because there is more to verify.

Why do I have to fill out a form to see rates?

Because a rate quoted without your details is not a real quote. Your rate depends on credit profile, down payment, loan amount, property type, occupancy and county. We do not publish generic rate tables, because in California a single advertised number would be wrong for most of the people reading it. Give us the specifics and we will quote your actual scenario.

Does a pre-approval affect my credit score?

A pre-approval involves a credit inquiry, which can have a small, temporary effect. Multiple mortgage inquiries within a short shopping window are generally treated as a single inquiry by scoring models, so comparing options does not compound the impact.

What documents will I need?

Typically recent pay stubs, W-2s or tax returns, bank statements, and identification. Self-employed borrowers may provide bank statements or profit-and-loss documentation instead of returns. Investment property buyers using DSCR financing generally do not need personal income documents at all.

Do you lend on California investment property?

Yes. We arrange business-purpose investment property financing in California, including DSCR loans that qualify on the property’s rental income rather than your personal income, with title held in an LLC. See our California DSCR loan page.
