Jumbo Loans California — Above the County Limit
In much of coastal California jumbo financing is the norm, not the exception. Where the jumbo threshold sits depends entirely on your county.
When a California Loan Becomes Jumbo
A jumbo loan is any mortgage above the conforming limit for the county where the property sits. Because California county limits vary so widely, the jumbo threshold is not a single number.
In Sacramento, Fresno, Kern, Riverside and San Bernardino counties, jumbo begins above $832,750. In San Diego County it begins above $1,104,100. In the ten high-cost counties — Los Angeles, Orange, Santa Clara, San Francisco, San Mateo, Alameda, Contra Costa, Ventura, Santa Cruz and Marin — it begins above $1,249,125. The same purchase price can be jumbo in one county and conforming in another.
Jumbo Requirements
- Credit score — typically 700 or higher, with the best pricing above 760
- Down payment — commonly 10–20%, and some programs go lower with strong compensating factors
- Reserves — often six to twelve months of payments held after closing
- Debt-to-income — generally tighter than conforming, frequently capped near 43%
- Documentation — more scrutiny of income stability, particularly for self-employed and variable compensation
- Appraisal — some lenders require two appraisals on larger loan amounts
Jumbo Underwriting Varies More Than Conforming
Conforming loans follow agency guidelines, so the answer is broadly consistent between lenders. Jumbo loans are held on balance sheets or sold privately, which means each lender writes its own rules. Credit thresholds, reserve requirements, how RSU or bonus income is treated, and whether a condo project is acceptable can differ substantially.
That variability is precisely why jumbo files benefit from being shopped. A file declined by one lender on a guideline technicality is frequently approved elsewhere without any change to the borrower.
Check High-Balance Before You Accept Jumbo Pricing
In high-cost California counties there is a tier between conforming and jumbo — high-balance conforming — that runs up to the county ceiling and usually prices better than jumbo. Buyers in Los Angeles, Orange and the Bay Area are routinely quoted jumbo terms on loans that are actually still agency-eligible.
California Jumbo Loan FAQ
At what amount does a jumbo loan start in California?
It depends on the county. Above $832,750 in baseline counties like Sacramento and Fresno, above $1,104,100 in San Diego County, and above $1,249,125 in the ten high-cost counties. There is no single statewide jumbo threshold.
Do I need 20% down for a jumbo loan in California?
Not necessarily. Many California jumbo programs allow 10–15% down, and some go lower with strong credit and reserves. Expect the requirements to tighten as the down payment shrinks.
Can I get a jumbo loan if I am self-employed?
Yes. Jumbo underwriting examines self-employed income closely, but bank statement and profit-and-loss jumbo programs exist specifically for business owners. See bank statement loans and self-employed mortgages.
Are jumbo rates higher than conforming?
Not always. Jumbo pricing is set by individual lenders rather than agency guidelines, and at times jumbo has priced at or below conforming for strong borrowers. It is worth comparing rather than assuming a premium.
