California Mortgage Rates — Quoted for Your File
We do not publish rate tables, because a single advertised number would be wrong for almost everyone who reads it. Send us your details and we will quote your actual scenario.
Why We Do Not Publish Rates
Advertised mortgage rates are quoted for an idealized borrower: excellent credit, large down payment, a standard property, a conforming loan amount. Very few real files match that, and California files match it less often than most.
Your actual rate depends on your credit profile, your down payment, the loan amount relative to your county limit, the property type, whether you will occupy it, and how your income is documented. Publishing one number would mislead more people than it helped, so we quote files instead of advertising rates.
What Actually Moves Your California Rate
- Credit score — pricing improves in tiers, with meaningful steps at 700, 740 and 760
- Down payment — more equity generally means better pricing and no mortgage insurance above 20%
- County loan limit — conforming, high-balance and jumbo price differently, and the boundary is county-specific
- Occupancy — primary residences price better than second homes, which price better than investment property
- Property type — single-family, condo and multi-unit are each priced differently
- Documentation — full documentation prices better than bank statement or DSCR programs
- Lock period — longer locks cost more
The County Limit Point Is Bigger Than the Rate
California buyers focus on rate and frequently overlook something with a larger effect on the payment: which side of the county conforming limit the loan falls on.
The 2026 baseline is $832,750. Ten high-cost counties sit at $1,249,125, and San Diego County at $1,104,100. A loan that is conforming high-balance in Los Angeles is a jumbo in Fresno at the same amount — with different pricing, different reserve requirements and different documentation. Getting that right is worth more than chasing an eighth of a point.
Comparing Quotes? Compare the Whole Cost
A rate quoted without points, lender fees and the loan structure behind it is not comparable to anything. When you are shopping, ask for the rate, the points, the lender fees and whether the quote assumes a specific lock period. We will give you all four, and we will tell you plainly when someone else’s offer is better.
California Mortgage Rate FAQ
Why will you not just tell me today’s rate?
Because there is no single answer that would be true for you. Rates are priced per file. Give us your scenario through the quote request form and we will come back with real numbers, usually within 24 to 48 hours.
Does requesting a quote affect my credit?
A full pre-approval involves a credit inquiry, which can have a small temporary effect. Multiple mortgage inquiries in a short shopping window are generally treated as one by scoring models, so comparing lenders does not compound the impact.
Are California mortgage rates different from other states?
Base pricing is national, but what applies to you is shaped by California-specific factors — particularly county loan limits, the high share of jumbo and high-balance loans, and the state’s large self-employed population using alternative documentation.
When should I lock my rate?
Generally once you are in contract on a property and have a realistic closing date. Locking earlier costs more for longer lock periods; locking later exposes you to movement. We will walk you through the trade on your timeline.
