VA Loans California — Zero Down, No Mortgage Insurance

California has one of the largest veteran populations in the country. For buyers with full entitlement there is no county loan limit at all — which matters enormously at California prices.

Why VA Is Often the Strongest Option in California

A VA loan is guaranteed by the Department of Veterans Affairs, and for eligible buyers it is usually the most favorable financing available: no down payment, no monthly mortgage insurance, and competitive rates.

The detail that matters most in California is entitlement. Since the removal of VA county loan limits for buyers with full entitlement, an eligible veteran can finance above the conforming limit with no down payment. In a state where the conforming limit is frequently the binding constraint, that is a significant structural advantage over FHA and conventional financing — and it is regularly overlooked.

VA Loan Requirements

  • Eligibility — service requirements met, evidenced by a Certificate of Eligibility
  • Down payment — none required with full entitlement
  • Mortgage insurance — none; a one-time VA funding fee applies, waived for some disabled veterans
  • Occupancy — primary residence; VA is not an investment property program
  • Credit — no VA minimum, though most lenders look for 580–620
  • Property — must meet VA minimum property requirements, and condos must be in a VA-approved project

California VA Markets

San Diego County has the heaviest VA volume in the state, with Navy and Marine Corps installations across the region. Riverside and San Bernardino counties see substantial VA activity, as do Sacramento, Solano County near Travis, and the Central Coast. Los Angeles and Orange counties have large veteran populations as well.

Because VA has no county limit for full-entitlement buyers, the program stretches further in expensive counties than any other zero-down option — a veteran in Santa Clara County can finance well above $1,249,125 with nothing down, subject to lender approval and ability to repay.

Not Every Lender Prices VA the Same

VA guarantees the loan; it does not set the terms. Rate, fee structure, how quickly a file moves, and whether a lender will approve a particular condo project all vary. In a market with California’s VA volume, the spread between lenders is worth shopping rather than assuming VA is VA.

California VA Loan FAQ

Is there a VA loan limit in California?

Not for buyers with full entitlement. Those buyers have no county loan limit and can finance above California’s conforming limits with no down payment, subject to lender approval and ability to repay. Buyers with partial entitlement — typically those with an existing VA loan — remain subject to limits.

Can I use a VA loan more than once?

Yes. VA entitlement can be restored after a loan is paid off, and in some cases you can hold two VA loans at once using remaining entitlement. This comes up often with military buyers who PCS and keep the prior home as a rental.

Can I buy a California condo with a VA loan?

Yes, but the project must be VA-approved. Approval varies building to building and can change over time, so confirm status before you write an offer rather than after.

Do I pay mortgage insurance on a California VA loan?

No. VA loans carry no monthly mortgage insurance. There is a one-time VA funding fee, which is waived for many veterans receiving disability compensation.
