Self-Employed Mortgage California — Built for Business Owners
Being self-employed is not a credit problem. It is a documentation problem, and there is more than one way to document income.
Four Ways to Document Self-Employed Income
Most self-employed borrowers are told there is one path — two years of tax returns — and are declined when the returns do not support the loan. In practice there are several routes, and the right one depends on how your business is structured.
- Full documentation — two years of returns; the cheapest option when your net income genuinely supports the loan
- Bank statement — 12 or 24 months of deposits with an expense factor, ignoring returns entirely
- Profit-and-loss — a CPA-prepared P&L, sometimes with limited supporting statements
- Asset depletion — qualifying income derived from liquid assets rather than earnings
- DSCR — for investment property only, qualifying on the property’s rent with no personal income at all
Why This Matters More in California
California has one of the largest self-employed and independent contractor populations in the country, spread across industries that all document income differently — entertainment, technology consulting, agriculture, construction, professional services and real estate.
Layer that on top of California price points, where the loan amounts are large enough that underwriting scrutinizes income closely, and the documentation route becomes the single most consequential decision in the file. Choosing it correctly at the start avoids a decline that then sits on your record while you start over.
What Underwriting Looks For
- Business history — generally two years, though one year is sometimes acceptable with prior industry experience
- Stability or growth — declining income is scrutinized much harder than flat or rising
- Business structure — sole proprietor, partnership, S-corp and C-corp are each treated differently
- Credit — typically 660 or higher for non-QM routes, 620 for full documentation
- Reserves — self-employed files usually carry higher reserve expectations
Do Not Amend Your Returns Before Talking to Us
Business owners sometimes file amended returns to show more income before applying, which creates problems: amended returns invite scrutiny, can delay a file for months, and often are not necessary because a bank statement or P&L route would have worked without touching the returns at all. Ask first.
California Self-Employed Mortgage FAQ
How long do I need to be self-employed to get a California mortgage?
Two years is the standard expectation. One year is sometimes acceptable when you have documented prior experience in the same field, particularly on non-QM programs. Less than that is difficult on any route.
My tax returns show very little income. Can I still buy?
Often yes. This is the most common self-employed scenario, and it is what bank statement and profit-and-loss programs exist for. They qualify you on cash flow rather than net taxable income.
Do I need a bigger down payment if I am self-employed?
Not on full documentation, where the same down payment rules apply as any other borrower. Non-QM routes typically want 10–20% down, which is higher than the minimum conventional or FHA option but not extreme.
Can I use business funds for my down payment?
Sometimes, with documentation showing the withdrawal does not harm the business and that you have the authority to access the funds. Requirements vary by lender and business structure.
