Non-QM Loans California — When the Standard Box Does Not Fit

Non-QM is not subprime. It is financing for borrowers whose income or property does not fit agency templates — which in California describes a great many solvent people.

What Non-QM Actually Means

A Qualified Mortgage (QM) meets a specific federal definition built around documented debt-to-income. Non-QM simply means the loan sits outside that definition. It does not mean the borrower is weak or the underwriting is loose — non-QM files are fully underwritten, often with larger down payments and more reserves than agency loans.

What changes is the method of proving ability to repay. Instead of forcing every borrower through the same W-2 and tax return template, non-QM programs accept bank statements, asset depletion, rental income, or investor cash flow.

California Non-QM Programs

  • Bank statement — 12 or 24 months of deposits for self-employed borrowers
  • DSCR — investment property qualified on rent, with no personal income documentation
  • Asset depletion — qualifying income calculated from liquid assets
  • Profit-and-loss — CPA-prepared statements in place of returns
  • ITIN — for borrowers without a Social Security number
  • Recent credit event — shorter seasoning after a bankruptcy, foreclosure or short sale than agency guidelines allow
  • Foreign national — for buyers without U.S. credit history

Why California Generates So Much Non-QM

Three California characteristics push borrowers outside the agency box more than in most states. The self-employed and independent contractor population is enormous. Property values push loan sizes above agency limits routinely. And the investor market is deep, with a large share of purchases held in entities rather than personal names.

None of those describe a weak borrower. They describe files that agency templates were not designed to read.

Non-QM Pricing Varies More Than Anything Else

Because non-QM loans are not sold to agencies, each lender sets its own guidelines and pricing. The same file can see meaningfully different terms between lenders, and a decline at one is frequently an approval at another with nothing about the borrower changed. This is the part of the market where shopping matters most.

California Non-QM Loan FAQ

Is a non-QM loan the same as subprime?

No. Subprime lending before 2008 was characterized by little or no verification of ability to repay. Non-QM loans are fully underwritten — they simply verify ability to repay through methods other than the standard tax-return template, and usually require larger down payments and reserves.

How much down payment do non-QM loans require in California?

Typically 10–25% depending on program, credit and property type. DSCR investor loans commonly want 20–25%; bank statement programs for a primary residence can go lower.

Can I refinance out of a non-QM loan later?

Yes, and many borrowers do. Non-QM is frequently a bridge — used to buy now, then refinanced into conventional financing once the income documentation supports it. Building that exit into the plan from the start is sensible.

What credit score do I need for non-QM in California?

Generally 660 or higher, though some programs go lower with compensating factors like a larger down payment. Credit requirements vary more across non-QM than they do on agency loans.
