DSCR Loans California — Qualify on the Property’s Income
Investment property financing that underwrites the rent, not your tax returns. Available across California and Colorado, with title vested in your LLC.
What Is a DSCR Loan?
A DSCR loan — Debt Service Coverage Ratio — qualifies an investment property on the income the property itself produces rather than on your personal income. There are no tax returns, no W-2s, no pay stubs and no debt-to-income calculation. The lender asks one central question: does the rent cover the mortgage payment?
That makes DSCR financing fundamentally different from a consumer home loan. It is business-purpose lending, which is a separate regulatory category from an owner-occupied mortgage. Mango Stock Mortgage arranges DSCR financing in California under DFPI California Financing Law license 60DBO-218256, and in Colorado under company NMLS #2815478.
How the DSCR Ratio Works
The ratio is gross rental income divided by the property’s total monthly debt service — principal, interest, taxes, insurance and HOA dues where applicable. A property renting at $4,000 with a $3,500 total payment has a DSCR of 1.14. Most California programs look for 1.00 to 1.25, though some will go below 1.00 with a larger down payment or stronger reserves.
- Above 1.25 — strong cash flow; best available pricing
- 1.00 to 1.25 — the typical approval range for most programs
- Below 1.00 — the property does not cover its payment; financeable through some programs with compensating factors
Why the Ratio Is Harder on the California Coast
California presents a specific problem for DSCR investors: purchase prices on the coast have risen far faster than rents. A property in Santa Monica, San Francisco or coastal San Diego frequently cannot produce a DSCR of 1.00 at current prices without a very large down payment, because the rent simply does not scale with the price.
Inland California is a different calculation. The Inland Empire, the Central Valley, Sacramento and Bakersfield offer price-to-rent ratios that clear DSCR thresholds far more comfortably. This is why many California DSCR investors buy inland even when they live on the coast — and why the same investor can be declined on one property and approved on another in the same week.
Best California Markets for DSCR Investing
- Inland Empire — Riverside and San Bernardino counties; baseline conforming limits and rent-to-price ratios that work
- Central Valley — Fresno, Bakersfield, Visalia and Modesto; the most attainable entry points in the state
- Sacramento region — steady rental demand driven by state employment and Bay Area migration
- San Diego — strong rental demand from a large military population, though coastal pricing pressures the ratio
- Los Angeles County — enormous rental market, but short-term rental rules and rent stabilization vary sharply by city
Short-Term Rentals in California: Check the Ordinance First
California regulates short-term rentals more aggressively than most states, and it does so city by city. Los Angeles restricts short-term rentals to a host’s primary residence under its Home-Sharing Ordinance. San Diego requires a license under its Short-Term Residential Occupancy program, with limited license availability. Santa Monica and Palm Springs each impose their own regimes.
This matters for financing, not just for operations. Some lenders will not underwrite projected short-term rental income in a jurisdiction where the required permit is not already issued, and will fall back to long-term market rent instead — which can drop the DSCR below the approval threshold. If your investment thesis depends on STR income, confirm the local ordinance and the lender’s position before you go into contract, not after.
DSCR Loan Requirements
- Down payment — typically 20% to 25% for a purchase
- Credit score — generally 660 to 680 minimum; best pricing above 720
- Reserves — commonly three to six months of payments
- Property types — single-family, condo, and 2–4 unit residential; some programs extend to 5+ units
- Vesting — LLC or other entity vesting is standard, with a personal guarantee
- Occupancy — investment property only; DSCR loans cannot be used for a home you occupy
No Tax Returns Does Not Mean No Underwriting
DSCR programs skip personal income documentation, not diligence. Appraisal quality, the market rent analysis, your credit profile, reserves and the entity structure all still get examined closely. What changes is that a strong property can carry a file where the borrower’s tax returns would have sunk it — which is the entire point for investors who write off aggressively.
Beyond DSCR: Investment and Commercial Lending
DSCR is one instrument among several for property investors. We also work on investment and business-purpose financing beyond the single-family rental — including larger multifamily and commercial scenarios — in both California and Colorado. Structures, terms and lender appetite vary considerably at that level, so those conversations start with the specific deal rather than with a rate sheet.
If you are looking at something larger or less conventional than a standard rental purchase, tell us about the property and we will tell you candidly whether it is something we can place.
Frequently Asked Questions — California DSCR Loans
What DSCR ratio do I need for a California rental property?
Most lenders want a DSCR of 1.00 to 1.25, meaning rent covers the mortgage payment with a margin. California complicates this: coastal purchase prices are high relative to rents, so a Santa Monica or San Francisco property often struggles to reach 1.00, while Central Valley and Inland Empire properties clear it comfortably. Some programs will go below 1.00 with a larger down payment or stronger reserves.
Can I close a California DSCR loan in an LLC?
Yes, and most investors do. DSCR loans are business-purpose financing, so vesting title in an LLC is standard rather than an exception — unlike a consumer mortgage where entity vesting is usually not permitted. You will need the operating agreement and entity documentation, and a personal guarantee is typical.
Do DSCR loans work for California short-term rentals?
They can, but local regulation matters more in California than almost anywhere. Los Angeles, San Diego, Santa Monica and Palm Springs all restrict or license short-term rentals, and some lenders will not underwrite projected STR income in a jurisdiction where the permit is not already in hand. Confirm both the local ordinance and the lender position before you are in contract.
Do I need to live in California to get a DSCR loan on a California property?
No. DSCR qualifying is based on the property’s income, not yours, and out-of-state investors regularly finance California rentals. The property must be in California and we must be licensed there — which we are, under DFPI California Financing Law license 60DBO-218256.
What credit score do I need for a California DSCR loan?
Typically 660 to 680 minimum, with the best pricing above 720. Because DSCR underwriting does not examine your personal income, credit and the property’s cash flow carry more weight than they would on a consumer mortgage.
Are DSCR loans consumer mortgages?
No. DSCR loans on investment property are business-purpose loans, which puts them under a different regulatory framework than an owner-occupied home loan. That distinction affects licensing, disclosure requirements and how the file is underwritten.
