Bank Statement Loans California — Qualify on Deposits, Not Tax Returns

If you write off aggressively, your tax returns understate what your business actually produces. Bank statement programs read deposits instead.

The Problem These Solve

Conventional underwriting reads your tax returns literally. If you are self-employed and deduct equipment, vehicles, home office, travel and payroll, your net taxable income can be a fraction of your actual cash flow. The deductions are legitimate; the underwriting outcome is still a decline or a much smaller approval than you expect.

A bank statement loan sidesteps this by calculating qualifying income from deposits into your business or personal accounts over 12 or 24 months, with an expense factor applied. No tax returns, no W-2s, no K-1 gymnastics.

Who Uses Them in California

California has an unusually high concentration of the borrowers these programs were built for: entertainment industry contractors and loan-out corporations in Los Angeles, tech consultants and founders across the Bay Area, agricultural operators in the Central Valley, restaurant and retail owners, real estate agents, and the state’s very large population of independent contractors.

If your income is real but your Schedule C is lean, this is usually the right conversation.

How Qualifying Income Is Calculated

  • Statement period — typically 12 or 24 months of business or personal bank statements
  • Deposit analysis — qualifying deposits are totaled and averaged monthly
  • Expense factor — a percentage is deducted to approximate business expenses, often 20–50% depending on industry
  • Down payment — commonly 10–20%
  • Credit — generally 660 or higher
  • Reserves — several months of payments after closing

The Expense Factor Is Negotiable Between Lenders

One lender may apply a 50% expense factor to your deposits; another may accept a CPA letter supporting 20%. On the same statements that is a very large difference in qualifying income. This is the single biggest variable in a bank statement file, and it is worth shopping rather than accepting the first number.

California Bank Statement Loan FAQ

Do I need tax returns for a bank statement loan?

No. That is the point of the program. Qualifying income is derived from bank deposits rather than tax returns, which is what makes it work for self-employed borrowers whose returns understate their cash flow.

Personal or business bank statements?

Either, depending on the program. Business statements typically have an expense factor applied; personal statements sometimes receive more favorable treatment if income is deposited there directly. Which is better depends on how your money actually moves.

Are bank statement loans more expensive?

Generally they price above conventional financing, because they are non-QM and held differently. The relevant comparison is usually not against a conventional rate you cannot get, but against not buying at all.

Can I use a bank statement loan for a California investment property?

Yes, though for pure rental property a DSCR loan is often simpler — it qualifies on the property’s rent and skips personal income entirely.
